What is the cancellation policy?

Cancelling by Tenant (“You)
1. You may cancel your booking by sending an e-mail to us atlettings@essentiallinvg.uk.com(??), at any time during the 7 days after we send you an e-mail confirming your booking is complete and the fee of £500 has been paid. If you do that, we will make no charge and will return your booking fee of £500 to you.

2. If you cancel your booking after the referencing process has taken place a fee of £75 will be deducted from the total £500 booking deposit to cover admin costs. The sum of £425 will be returned to you.

3. If you cancel your booking once all checks are complete relating to bookings you will not be refunded the £500 booking fee.

4. If you fail to check-in on your scheduled check-in date or cancel once all monies have been received a refund will not be processed for the deposit nor any other fees paid to us.

Cancellation by Essential Living Management (“We/Our”)

1. If you fail your reference check we have the right to cancel your booking and a fee of £75 will be deducted from the total £500 booking deposit to cover admin costs. The sum of £425 will be returned to you.

2. Our terms and conditions require you to sign your AST on line within 7 days after receipt of the documentation via email.

We have the right to cancel your booking if you fail to sign your AST 7 days after receiving the documentation via email.

We will send daily reminders via email to give you opportunity to sign your tenancy agreement; after the 7 days have passed and no signature has been provided, your booking will be cancelled.

If we cancel your booking in these circumstances we will not refund your £500 booking fee.

3. If you fail to check-in on your scheduled check-in date we will not refund your £500 deposit or any other fees that you have paid to us.

4. Once you have signed your AST it may only be terminated if we mutually agree to do so or in the circumstances set out in your tenancy agreement. If we terminate your tenancy in these circumstances we will not refund your £500 deposit but we will refund any other fees that you have paid to us.
